The North and East building communities are fully occupied, with occupancy starting in March 2026.

Construction work on Nestbau Mitte has begun.

Currently occupant is 55%. Occupancy begins in summer 2027.

House 5 – The substrate is applied on the roof and the substructure for photovoltaics is installed. (4.9.25)

Construction status:

House 5 and House 6

  • The sun protection on House 6 is fully installed.
  • On the roof of House 5, the substrate has been applied and the supports for the PV modules have been set up. The roof of House 6 is fully insulated and sealed.
  • The interior plastering in House 6 is now also finished.
  • The drywall in House 5 is in place and will be completed from the ground floor to the 3rd floor by the end of week 39 and from the 4th to the 5th floor by the end of week 41. In House 6, the drywall is in place and has been paneled on one side.
  • The ventilation ducts in House 6 are 60% installed.
  • The rough installation in the apartments of House 5 is 95% completed; slotting and drilling for electrical wiring are ongoing.
  • Preparations for the first screed section in House 5 are in full swing. The screed is expected to be laid up to the 3rd floor in week 41.
  • The wooden boards for the balconies in House 6 are in production.
  • A meeting with the electrician in House 6 took place; slotting and drilling work for electrical wiring is ongoing.
  • In House 6, the ceiling insulation was installed in the basement
  • PV modules are currently being installed on House 5

 

The following trades have been awarded:

  • Formwork, earthworks, shell construction, reinforced concrete, scaffolding, windows, electrical, ventilation, sun protection, apartment doors, lightning protection, drywall construction, waterproofing, steel doors, heating and sanitary, locksmith, carpentry work on balconies, green roof, rolling gate, concrete drilling and sawing, parquet work, tiling, natural stone work, interior doors

 

Further procedure on the construction site House 5 and House 6:

  • – Painting work can be awarded
    – LV basement partition walls can be awarded
    – WDVS LV has been evaluated; currently, discussions about lump sums are ongoing, possibly decided quickly via circular resolution, difficult cost situation, therefore negotiations are taking quite a long time
    – Sheet metal work awarding discussions have taken place, award at the next meeting
    – LV construction cleaning is with the companies, first offers are available, award at the next meeting
    – LV TG coating has been sent, offers expected by the end of September, award at the next meeting- LV mailboxes is currently being prepared
    – LV locking system is currently being prepared

 

House 7 and House 8

  • At house 7, the ceiling above the 5th floor has been poured.
  • The windows in house 7 have been installed up to the 3rd floor.
  • At house 8, the ceiling above the 3rd floor has been laid.
  • Windows for the first floors of house 8 have been delivered and installation has begun.
  • Prefabricated parts (balconies and stairs) have been produced.
  • The frames for the apartment doors have been ordered and will be installed after the holiday.

 

The following trades have been awarded:

  • Earthworks, Shell construction, Wu concrete, Ventilation, Scaffolding, Ventilation work, WE doors, Lightning protection, Electrical, Windows

 

Further procedure on the construction site House 7 and House 8:

  • Concrete the upper floor of House 7
  • Concrete the upper floor of House 8
  • Scaffolding setup with construction progress
  • Preparation work for windows in House 8, as well as coordination of the assembly date for House 7
  • The frames for the apartment doors will be ordered in week 26.

 

House 4, House 9 and House 10

  • The shoring has now been completely installed.
  • Building 4 has been completely excavated, and the first foundations are being concreted.
  • The basement walls of Building 9 are finished; the basement ceiling above basement level 2 is currently being constructed.
  • The first crane has been set up.
  • The base plate for the double parking bays has been concreted.
  • Excavation for Building 10 is expected to begin in week 41.

The following trades have been awarded:

  • Explosives detection, earthworks, shell construction, shoring

 

Further procedure on the construction site House 4, House 9 and House 10:

  • Crane removal of House 8, preliminary excavation of House 10
  • Basement ceilings of House 9
  • Floor slab and walls of basement level 2 of House 4
  • Establishment of construction power and water connections
  • Expansion of the construction site facilities
  • The large top-slewing crane will be erected in the center of the construction site at the end of October; foundation preparations are currently underway.

We have received KfW funding, climate-friendly new construction with QNG (loan 298) for all apartments.

For apartments in houses 4, 9 + 10 you can submit individual applications for a KfW loan in programs 297, 298 or 300 (for families with children under 18 years of age).

This funding program can be accessed for all apartments via the Sparkasse Freiburg-Nördlicher Breisgau.

For houses 4, 9 and 10, you can submit individual applications for KfW loans with updated conditions via the Sparkasse Freiburg as a “pass-on bank”.

All residential buildings in the district are built according to the ‘Sustainable Building Plus Quality Seal’ (QNG seal), to energy standard Efficiency Building Level 40.
This means you have the opportunity to take advantage of the extremely low-interest KfW loan for climate-friendly new constructions to finance your portion of the project.

The application for the development loan is handled by the Sparkasse Freiburg Nördlicher Breisgau.

If you have already attended an information event and are interested in learning more, you will have the chance to meet with the project management or architects of the individual buildings for personalized guidance and advice starting at 5 pm, before the event.
